Cathedral Town Community Master Plan

The Cathedral Town community is a master-planned residential development located in Markham, Ontario, occupying a site of approximately 12.7 acres. The project takes its name and identity from the prominent local landmark, the Cathedral of the Transfiguration, which serves as both a visual and cultural anchor for the entire neighborhood.

 

The development comprises a total of 282 residential units, including a mix of traditional townhouses and back-to-back townhouses. The planning strategy is centered around creating a cohesive and vibrant community while respecting and enhancing the presence of the existing cathedral. Rather than treating the church as a standalone element, the master plan integrates it into the overall urban fabric, organizing streets, blocks, and open spaces in a way that frames and celebrates this significant structure.

A key design objective of the project is to establish a strong sense of place rooted in tradition and continuity. The architectural language across the community adopts classic brick and masonry materials, reflecting a timeless aesthetic that aligns with the cathedral’s character. The use of warm-toned brick façades, pitched rooflines, and carefully proportioned openings contributes to a unified streetscape and reinforces the neighborhood’s identity.

The layout emphasizes walkability and human-scale design. Streets are designed to create clear sightlines toward the cathedral, while pedestrian-friendly pathways and landscaped areas encourage community interaction. The arrangement of townhouse blocks balances density with openness, ensuring both efficient land use and a comfortable living environment for residents.

Back-to-back townhouse configurations are strategically incorporated to increase overall density while maintaining a low-rise profile, supporting the City of Markham’s growth objectives. At the same time, traditional townhouse units provide a more conventional living option, catering to a diverse range of households.

 

Overall, the Cathedral Town project represents a harmonious blend of heritage-inspired design and contemporary planning principles. By anchoring the community around a meaningful landmark and employing a consistent architectural language, the development creates a distinctive and enduring residential environment.
