
The Valley Road Condo
The Valley Road Condo is a representative EHON major street development situated along Bayview Avenue within a long-established, high-end residential neighborhood. Designed to respect both planning guidelines and the character of the surrounding community, the project delivers approximately 70,000 square feet of gross floor area. It comprises 60 residential units, all generously sized at over 1,000 square feet, catering to end-users seeking spacious, family-oriented living rather than high-density compact layouts. The development includes 45 parking spaces, carefully integrated to meet functional needs while maintaining an elegant streetscape presence.
The primary planning challenge for this project was not density or building height, but rather the preservation of an existing row of mature street trees located along the long edge of the site frontage. These trees sit on municipal land and contribute significantly to the established green character of Bayview Avenue. After multiple rounds of consultation with the city’s planning department, the design team made a strategic decision to increase the building setback from the standard 3 meters to 6 meters. This enhanced setback ensures the long-term protection of the mature trees, preserves the continuity of the streetscape canopy, and reinforces the pedestrian-friendly quality of the neighborhood.
Architecturally, the building adopts a contemporary design language while thoughtfully integrating traditional elements to harmonize with the surrounding community. The lower floors are articulated with classic brick cladding, echoing the material palette commonly found in the area’s established residences. In contrast, the upper levels incorporate lighter metal panel systems, reducing visual heaviness and giving the building a refined, modern expression. This balanced material strategy allows the project to blend seamlessly into its prestigious context while presenting a sophisticated and forward-looking architectural identity.
