
The Burleigh Condo
The Burleigh Condo project is a representative EHON major street development located along Bayview Avenue within a well-established, high-end residential community. Positioned on a larger-than-typical major street parcel, the project distinguishes itself from conventional developments of this type through its expanded site area. While maintaining the planned six-storey height, the building achieves approximately 130,000 square feet of gross floor area, accommodating 156 residential units with 128 parking spaces.

Unlike many similar projects where density and height present the primary planning challenges, the key issue for Burleigh was the excessive length of the building frontage along the street. An extended façade risked creating a visually oppressive pedestrian experience and diminishing the human scale of the streetscape. Through multiple rounds of consultation with the municipal planning department, a Privately Owned Publicly Accessible Space (POP) strategy was successfully integrated into the overall design. By introducing a circular driveway and strategically opening the ground floor massing, the building volume is visually segmented, reducing the perceived width of the façade and creating a more comfortable pedestrian environment.
Architecturally, the project adopts a contemporary design language while thoughtfully responding to its traditional neighborhood context. The lower floors are clad in classic brick materials to reflect the established character of the community, while the upper levels incorporate lighter metal panels to reduce visual heaviness and add a modern expression. This balanced material strategy allows the building to harmonize with its surroundings while presenting a refined, contemporary identity.
