Located along Bayview Avenue - a designated Major Street under Toronto's Official Plan - the proposed development at 2 Wilket Road exemplifies the city's vision for gentle intensification through the Expanding Housing Options in Neighborhoods (EHON): Major Streets initiative. This policy aims to increase housing diversity and supply along key corridors while maintaining the character and livability of existing neighborhoods.

The Proposed mid-rise development features a total gross floor area of 65,000 square feet, delivering 60 residential units, with a strong emphasis on large three-bedroom layouts tailored to meet the needs of families seeking more spacious urban living. The exterior incorporates high-quality grey brick, resonating with traditional materials found throughout the neighborhood. This is thoughtfully paired with woodgrain aluminum composite panels, adding a layer of warmth and modern texture to the facade, while maintaining a modest, respectful presence along Bayview Avenue.

The site's location on a Major Street within a Neighborhood-designated area makes it an ideal candidate for low-rise apartment development under the city's updated zoning permissions.
