The Subject Lands are approximately 0.42 hectares (1.04 acres) in size, with approximately 67.2 metres of frontage on Sheppard Avenue East and approximately 88.9 metres of frontage on Glen Watford Drive. The proposed development contemplates a 288,828 sq ft, high density, mixed use development. More specifically, a 33-storey, mixed use building is proposed which encompasses a 27-storey point tower which rises above a 6-storey podium. The proposed podium is to open onto and address the Site’s corner location. This is achieved by positioning a range of non-residential and 2-storey, live / work units that wrap around the podium. 

A residential lobby, secure storage areas, shared servicing areas and residential dwelling units are to be provided within the podium. Direct pedestrian connections are to be provided to individual nonresidential and live/work units, allowing for safe, comfortable and accessible connections to municipal sidewalks. A total of 385 purpose-built rental residential dwelling units are to be provided. A mixture of one, two and three-bedroom unit configurations are proposed, providing opportunities for a range of housing options for households of varying sizes and affordability levels.
